💒 What is Newlywed Hope Town?

South Korea's Newlywed Hope Town (신혼희망타운) is a public-sale housing program by LH and city housing corporations (SH, GH). It supplies small-to-mid units (mostly ≤ 70㎡) at below-market prices to Korean newlywed couples, pre-marriage couples, and single-parent households, paired with a low-rate revenue-sharing mortgage (~1.3% p.a.) that reduces upfront capital.

Korea's Newlywed Hope Town vs Happy Housing

Newlywed Hope Town is public-SALE housing — the buyer acquires ownership — while Happy Housing is public-RENTAL housing leased in 2-year renewals for 6–20 years total. Newlywed Hope Town targets Korean newlyweds within 7 years of marriage (or with a child ≤ 6), pre-marriage couples, and single-parent families with children under 6. 2026 caps: total assets ≤ 362M KRW, monthly income ≤ 130% urban-worker average (dual-earner ≤ 200%), and at least 6 deposits in a Korean housing-subscription savings account. Happy Housing supplies rentals at 60–80% of market rent to Korean university students, youth, newlyweds, elderly, and housing-allowance recipients. 2026 asset caps: Newlywed/Single-parent ≤ 345M KRW, Youth ≤ 273M KRW, University student ≤ 101M KRW; car value ≤ 45.42M KRW. Apply through LH Subscription Plus (apply.lh.or.kr), SH / GH portals, or MyHome Portal — each complex publishes a detailed Korean recruitment notice.

Can I apply for both at the same time?

Overlap is usually allowed per the notice, but if you win both, only one contract can be signed. Forfeiting a win triggers Korean subscription restrictions, so pick carefully.

When do pre-marriage applicants prove marriage?

Within 1 year of the Korean recruitment announcement. Failing the proof after contract leads to termination for loss of eligibility.

How are assets calculated?

All household real estate, cars, financial assets, and general assets are totaled. Debt is deducted for the net-asset check. Cars must be ≤ 45.42M KRW in 2026.

I previously owned a home — am I eligible?

The whole household must be home-less by move-in. If you became home-less through divorce, separation, or sale, proof of the disposal date is accepted.

Can newlyweds with no children apply to Hope Town?

Yes — as long as married ≤ 7 yrs. Children add priority points and improve chances.

If my income rises in Happy Housing, must I move out?

At the 2-year renewal, exceeding income/asset caps may end the lease. A small overage may allow a rent-surcharge extension. Consult LH for exact thresholds.
